Villa & house painting
A whole house rather than a room: exterior render and stone trim, then the interior floor by floor. Planned over several days, quoted in writing after a survey, and perfectly workable while you are out of the country.
- Survey and written quote
- Owners abroad welcome
- Inside and outside together

A villa is a sequence, not a day's work
The mistake with a house this size is treating it as a big flat. It is not — it is four or five different jobs that have to happen in order. The exterior render gets repaired and painted before the ground is disturbed by anything else; the stone trim, the pergola timber and the metal railings each want a different product and a different day; and the interior only starts once the outside is closed up and the dust has stopped travelling.
That sequence is also why a villa cannot be honestly priced over the phone. Two houses of identical floor area can differ by a factor of two once you count the stone quoins, the height of the gable, whether the boundary wall is coming too and how much render on the west elevation has blown. The survey exists to turn that into one written figure that does not move afterwards.
What a villa job usually includes
Ordered so nothing finished gets damaged by what comes next.
Exterior render and facades
Washed, repaired and coated in an exterior system chosen for the exposure. West and south elevations get the attention, because they are where the failure and the fading start.
Stone, timber and metalwork
Quoins, sills and surrounds sealed at the joints; pergola and shutter timber treated; railings and gates taken back to sound metal and primed properly before a finish coat.
The interior, room by room
Walls, ceilings, doors and built-in wardrobes, in two coats. Worked so that the house stays livable if you are in it, or finished in one run if it is empty.
What decides a villa quote
Very little of it is the floor area.
- The condition of the render
- A sound exterior is a painting job. One with blown patches, cracks tracking the beams and rust at the balcony edges is a repair job first. We tap the suspect areas at the survey and count them, so the quote describes your house rather than an average one.
- The height and the ground around it
- A two-storey gable, a sloping plot or a pool in the way all change how we reach the wall. Up to six metres a tower usually works; above that, or on ground that will not take one, it is scaffold — named on the quote as its own line rather than absorbed quietly.
- How long the house has been closed
- A holiday home shut since autumn always has a film on the walls, and sometimes a mould bloom in the shaded rooms. Washing down is the first day, not an extra — paint over dirt fails as a sheet.
What a villa quote covers
One written figure, agreed before anything starts.
- Survey of every elevation, with defects counted
- Wash-down inside and out
- Render repair, crack filling and treating exposed steel
- Sealing the joints between render and stone
- Two coats inside and out, products chosen per surface
- Timber and metalwork prepared and finished separately
- Access equipment itemised before you agree
- Photographs at the end of each day if you are abroad
What a villa costs to paint
A villa is quoted in writing after a survey rather than from a rate card, because the exterior condition and the access change the figure far more than the floor area. If you want an early sense of the interior half, put the floor area into the calculator — that part does follow the standard prices.
Every price includes VAT and the paint. The survey is free, and the written quote is what you pay.
Villa painting questions
- How long does a whole villa take?
- Typically four to ten working days depending on size, how much render repair is needed and whether the exterior is included. The written quote states the number of days, and we tell you at the survey rather than discovering it halfway through.
- Can it be done while I am abroad?
- Yes — a large share of our villa work is. We take the key from your management company or a neighbour, send photographs at the end of each day, and finish with before-and-after shots. The price is agreed in writing first, so nothing changes while you cannot see it.
- Should the outside and the inside be done together?
- If both are due, yes. One set-up, one visit and the exterior finished before the interior starts, which is the right order anyway. If only one is urgent we will say which, rather than quoting both because it is a bigger job.
- What about the pergola and the shutters?
- They are quoted separately because timber wants a different product and a different preparation from render. Left out of a quote they are the thing that makes a freshly painted house still look tired.
- Do you handle the pool area and boundary walls?
- Yes, and it is worth asking for them in the same quote. Boundary walls usually need a breathable masonry paint rather than the house product, and doing them on the same visit costs far less than a separate one later.
