Exterior & facade painting

Facades, balconies, boundary walls and railings, on houses and on blocks. The render gets repaired before anything is painted, the access is priced before you agree, and the coating is chosen for the elevation rather than for the catalogue.

  • Render repaired first
  • Tower or scaffold, priced up front
  • Spring and autumn are best

In Cyprus, an exterior fails from the substrate up

Exterior paint almost never fails because the paint was bad. It fails because something underneath it moved, cracked or stayed wet, and the coating was asked to bridge a problem instead of covering a sound wall. On this island the usual suspects are a hairline crack tracking a concrete beam, an open joint where render meets stone, and reinforcement rusting inside a balcony edge. Paint over any of the three and the same defect is back inside a year, in the same place.

So an exterior quote from us starts with the survey, not the colour. We walk the elevations, tap the suspect render, and tell you which repairs the wall genuinely needs before it is worth painting. Sometimes that makes the quote larger than the one that arrived by text message with no visit. It is also the difference between a facade that holds for eight years and one that needs doing again the summer after next.

What an exterior job covers

Everything on the outside that takes weather.

01

Walls and facades

Washed down, repaired, stabilising primer where the surface is chalky, then two coats of an exterior system matched to the exposure — coastal, inland or shaded.

02

Balconies and soffits

The part that fails first. Spalled render cut back, exposed steel treated, the edge rebuilt and then coated — the only sequence that stops the brown stain coming back.

03

Railings, gates and boundary walls

Rust removed back to sound metal, a proper primer, then a finish that survives salt. Boundary walls usually want a breathable masonry paint, not the same product as the house.

The three things that decide an exterior price

None of them is the colour.

How much repair the render needs
A sound wall is quick. A wall with cracks tracking the beams, blown patches and rusting fixings is a repair job with painting at the end of it. The survey counts the actual defects so the quote reflects the wall you have, not an average one.
How you reach it
Up to about two metres it is ladders and platforms. Between two and six metres it is a mobile tower, hired by the week. Above six metres it is scaffold, priced by the square metre. Cyprus has no single legal height that flips a switch — the rule is that the safest workable method wins — so the survey names the method and it appears on the quote as its own line.
When in the year it happens
Spring and autumn are the right seasons here. A wall in direct August sun is too hot to paint properly — the film skins before it can level, which is where roller marks and poor adhesion come from. In midsummer we start on the shaded elevations and follow the sun round the building.

What an exterior price includes

The access and the repairs are named on the quote, not hidden in it.

  • Wash-down and surface preparation
  • Raking out and filling live cracks
  • Treating exposed reinforcement and rebuilding spalled render
  • Stabilising primer on chalky or powdery surfaces
  • Two coats of an exterior system chosen for the exposure
  • Masking windows, frames and paving
  • Tower or scaffold, itemised before you agree
  • Site left clean at the end of every day

What exterior painting costs

Exterior work is priced per square metre of painted surface, plus the access and any render repair — which is why it needs a look at the building rather than a phone call. The calculator will give you the painting figure for a straightforward two-storey house; anything with significant repair or scaffold gets a written quote after the survey.

Every price includes VAT and the paint. The survey is free and the quote is written.

Exterior painting questions

How long does an exterior last in Cyprus?
On a sound, correctly prepared wall, a good exterior system holds for six to ten years inland and less on a salt-exposed seafront elevation. Colour is the other variable — deep reds and blues on a west wall shift long before the film fails.
Do I need scaffold?
Not always. Up to about six metres a mobile tower does the job and costs a fraction of scaffold. Above that, or where the ground will not take a tower, it is scaffold. The survey tells you which, and the cost is on the quote before you decide.
There are brown streaks under the balcony. What is that?
Rust from the reinforcement inside the concrete. The steel has taken in moisture through a crack, expanded, and pushed the render off. It has to be cut back, treated and rebuilt — painting over it hides it for about a month.
Can you paint in the summer?
Yes, by working the shaded elevations and starting early. What we will not do is roll a dark wall at two in the afternoon in July and call it a finish — it will not level, and it will not last.
Will you paint over the existing colour or does it need stripping?
Usually over. Stripping is only necessary where the existing coating is failing — flaking, blown or chalking so badly that nothing will bond to it. That is exactly what a stabilising primer is for, and the survey decides.
