Commercial painting

Offices, shops, restaurants, clinics and gyms, painted outside your opening hours. The point is not the paint — it is that you do not lose a trading day, and that the room is fit to use the next morning.

  • Nights and weekends
  • Low-odour, open next morning
  • Insured, with paperwork

For a business, the real cost is the closed day

A restaurant that shuts for three days to be painted has paid far more in lost covers than the quote ever said. So has an office with forty people who cannot use the second floor. That is why almost all of our commercial work happens at night, over a weekend, or on your closed day — and why the schedule is the first thing we agree, before the colour and before the price.

Two practical things make that possible. Water-based low-odour paint, so a dining room finished at four in the morning is fit to serve at noon instead of smelling of solvent for a week. And working in defined sections — one floor, one wing, one half of a shop floor — so the part of the business that is still open stays genuinely open, with a clean boundary rather than a strip of tape and a warning.

Where we work out of hours

Different trades, the same constraint: you cannot close.

01

Offices and clinics

Friday evening to Sunday night, or floor by floor across consecutive evenings. Desks, screens and cabling protected and put back exactly where they were.

02

Restaurants, cafés and bars

Overnight or on your closed day. Kitchen and back-of-house walls in a washable finish that survives cleaning chemicals, dining rooms before the next service.

03

Shops, gyms and showrooms

Sales floors in sections so trading continues, or a full repaint in the quiet week. Fitting rooms, corridors and back rooms in a finish that takes daily contact.

What a commercial job needs that a house does not

Paperwork, product choice and a boundary you can trust.

Insurance and access paperwork
Landlords and building managers want to see cover and a method before anyone starts. We provide it as part of quoting, not as a scramble on the morning — which is usually what decides whether a weekend slot actually happens.
Finishes that survive being cleaned
A commercial corridor is wiped, not admired. Traffic areas, door reveals and kitchen walls get a washable, scuff-resistant finish; a soft matt in those places looks excellent for a fortnight and marked for the next two years.
Phasing that keeps you trading
We agree the sections before we start and finish each one completely — furniture back, floor clean, boundary moved — rather than leaving three half-done areas across the site because it suited the crew.

What commercial work includes

Quoted as a fixed figure against an agreed schedule.

  • Out-of-hours or weekend working at no premium
  • Protection of desks, equipment, stock and flooring
  • Filling, sanding and priming before finishing
  • Washable, scuff-resistant finishes in traffic areas
  • Low-odour water-based products so you open as normal
  • The paint itself
  • Work phased in agreed sections
  • Full clean-down and everything back in place before you open

What commercial painting costs

The same square-metre pricing applies as anywhere else, and evening or weekend working is scheduled rather than surcharged. Above 500 m² of painted surface we quote net, the way a business expects to be quoted, with VAT added at the bottom — so the figures reconcile with your accounts.

Below 500 m² every price includes VAT and the paint. Above it, prices are shown net and VAT is added as its own line.

Commercial painting questions

Do you charge more for night or weekend work?
No. It is how most commercial work gets done, so it is built into how we plan rather than added as a premium. What we do ask for is a firm schedule, because a night shift that starts two hours late loses the whole window.
Will the office smell of paint on Monday?
It should not. Water-based low-odour products are dry and effectively odourless within hours. If a specific surface genuinely needs a solvent-based product we will flag it in advance and schedule it for the start of the window, not the end.
Can you provide insurance documents and a method statement?
Yes, with the quote. Most landlords and managing agents ask for them before granting access, so having them ready is part of the job rather than an extra.
Can we stay open while you work?
In sections, yes — half a shop floor, one wing of an office, a hotel floor at a time. Each section is finished and handed back clean before the next one opens up, so there is never more than one area out of use.
Do you invoice with VAT for a company?
Yes. For jobs above 500 m² of painted surface the quote is presented net with VAT as its own line, which is how a business needs it for its books. Smaller jobs are shown VAT-inclusive but invoiced the same way.
